Flat Fee Listing Myths

 

Myth #1  Won't get the same exposure as "full service" companies provide.

The Truth: Our clients receive exposure far exceeding what may be received from some full service companies that are not as well versed in technology and advertising.  There are some agents that do not even allow their listings to be seen on the internet.  In addition, all leads that may come to us regarding your property are directed back to you allowing you a greater chance of selling yourself and not paying a commission. Our About Us page shows some of the places where your home will be advertised in addition to the MLS and REALTOR.com

 


Myth #2  My home won't be shown by Realtors if I list with a flat fee listing company.

The Truth: There is no reason that it should not be shown. The reason many Realtors don't show For Sale By Owner homes is that there is no agreement in place stating what they will be paid ahead of time. By listing on the MLS a buyers agent knows precisely how much they will be paid up front. We also make it extremely easy and convenient for agents to schedule a showing appointment to see your home. 

 


Myth #1  I still have to offer a 3% commission to use your flat fee service.

The Truth: Real Estate commissions cannot be fixed by law, period. You may offer whatever you want - dollar or percentage wise.  The closer you come to the customary 2 1/2% to 3%, the better chance you will have of making a buyers agent's list of properties they show their clients when they have to make the choice about which to show.  A buyers agent can't show their clients all the thousands of homes for sale in our markets.  But regardless of the amount offered, your home will be seen by active prospective home buyers searching the MLS and REALTOR.com.  80% to 90% of all homes sold accross the country are attributable to the MLS and REALTOR.com.
